> Traffic congestions and frustrations due to increase in traffic flow, traffic congestion and bottlenecks.
> Due to the incapacity of certain intersections, it sometimes take 20+ minutes to drive a 100 meters and it will get worse if something drustic is not going to take place.
> If Brackenfell Boulevard does not get dualled from at least De Bron until Frans Conradie, it will be impossible to move from point A to point B.

> Outdated not all-inclusive Traffic Impact Assessments.
> The information on the bulk infrastructure is insufficient to conclude that the development will not have a major socio-ecological impact.

> Not enough information on the QUALITY of existing infrastructure to which the new infrastructure will be linked too.

> The road infrastructure are not geared to handle +- 3,500 to 5,000 more vehicles of all the developments combined over the past 10 years.
> This proposed development and all other pending development applications in the near vicinity that will add traffic to the surrounding roads network i.e., Brackenfell Boulevard, De Bron Road and Eversdal/Fairtrees Road, must be delayed till the CoCT, WC Government and SANRAL address the problems with the congested road infrastructure of holistic cadastral development.
> Also, better information must be provided on the current bulk infrastructure, problems that we experience in the area, and how that will be addressed before further development is approved.

> A proper Traffic Impact Assessment (no surveys or studies) must be done which much include all developments which is not at full capacity yet as well as all proposed developments currently on the table.
> Dualling of Brackenfell Boulevard from at least De Bron, Brackenfell Boulevard Bridge over the N1, until Frans Conradie.
> Upgrading of the intersections at Vredekloof/Brackenfell Boulevard, Brackenfell Boulevard/De Bron, Vredekloof/De Bron and Fairtrees/De Bron.
> If a phased development is proposed, phased upgrades to all infrastructure (with major upgrades 1st) must take place before the next phase of development commences.

Section 120(11) of the MPBL provides that a person may make a request to the Municipal Planning Tribunal (MPT) to make an oral submission. For such request to be considered it must comply with the following requirements:

1. Must be a written request emailed to the following address: MPT.oralhearings@capetown.gov.za

2. Adequate reasons must be given for such request.

3. The request must be received at the above-mentioned address at least five days before the MPT meeting where the application(s) will be considered, or closer to the meeting if good cause is shown.
